📊Market Watch: A Strong Start, More Choices, and a Market Waking Up Early

The 2026 market is easing into the year with a quiet confidence. Supply slipped about 10% through December, which means fewer homes on the market today than just a month ago - but we still have more options than we did at this time last year. For buyers, that translates into choice without chaos, though we expect new listings to pick up quickly over the next couple of months as canceled listings return and spring sellers get ready.

December itself proved surprisingly strong. Nearly 6,400 homes closed in Maricopa County - more than 14% higher than last year and well ahead of what we usually see during the holidays. The big movement came from resales, not new construction, confirming a shift: builders have cooled off after two years of dominating sales, while move-in-ready homes are once again leading activity.

Prices held steady and nudged up slightly, but not in a way that changes the story. Median prices are up just 1–3% year over year, while incomes rose faster and rates are lower than most of 2025 - making homes modestly more affordable than they were a year ago, especially under $700K.

And the Cromford® Market Index - our favorite early signal - continues drifting toward sellers. Ten cities are now solidly in seller territory, two are balanced, and six still favor buyers. Gilbert, Phoenix, Mesa, Peoria, Queen Creek, and Goodyear are showing the strongest momentum, driven mostly by shrinking supply rather than a rush of demand.

Bottom line: this is the early, quiet phase of a market turning. Buyers still have negotiating room today, but that advantage could fade as spring approaches. Sellers don’t need to rush, but preparation matters more every week that goes by.

A new construction home is a property that is under construction or recently completed, and it’s waiting for its very first owner. If you purchase a new construction property, you’ll be the first person to live there, and that comes with some pros and cons.

An existing home is a home that the previous owner is listing on the market for sale. Depending on the home’s age, there could be just one or many owners prior to you—which also has plusses and minuses.

To help you decide whether you should buy a new construction property or a previously-owned home, we’ve put them head-to-head in a variety of categories. Check it out:

Let’s start with the big one. When you’re searching for a new home, one of your main concerns will be your budget. Almost always, new construction properties are more expensive than previously owned homes, especially if you’re going with a custom build. 

In part, you can attribute the lower price of existing homes to negotiating power. A home seller is more likely to make you a deal than a custom home builder. The cost of building materials is  also high right now, and remember that with a new construction home, you’re paying to get brand new everything—from the foundation to the finishes. You’re also getting the latest in architecture, design, energy efficiency, and home automation tech, and you’re also covered for repairs by warranties.

What’s the real price difference between a new construction property and an existing home? Last year, average prices for new construction homes ran

A major reason for a new construction home’s high price is that it’s brand new and under warranty. In terms of maintenance, repair, and safety, that makes it the winner over a previously owned home. When you buy a new construction house, it’s safe to assume that it won’t need major repairs for quite some time—and if it does, your warranty will usually cover the cost.

New construction properties are low maintenance and when you move in, they’re the cleanest they’ll ever be. You can rest assured that the building materials and methods are safe and up to code, which is not necessarily the case when you purchase an older, previously owned property.

Once you’ve filled out your mortgage application, it takes on average a month to 45 days to close on an existing home. This process can move even faster if you’re already preapproved with the lender, if you have all your documentation in order, and if the seller is also organized and reliable. Some buyers close in as little as two weeks—though that ultra-short timeline is more typical of all-cash sales.

Why does closing on a new construction home take longer? It depends on the home. Usually, the longer timeline applies to a home that isn’t built or isn’t quite finished yet. You’ll have to wait for the construction process to finish and then have all the standard inspections performed before moving forward with your purchase. The upside of a new construction home’s longer timeline is that you can customize the property at this point, choosing your preferred flooring, paint, light fixtures, appliances, finishes, and more.

New construction homes are designed with modern aesthetics, including the newest in interior design trends—but they can feel cookie-cutter to some buyers who feel like they’re seeing the same thing over and over again.

Older homes feature the unique architecture of their era and one-of-a-kind aesthetics, including uncommon designs and rare finishes. The cons? Some existing homes may have outdated looks that you’ll want to update when you move in.

Which is better? It’s a tie—you’ll have to tell us which one you prefer.

New construction homes are made with the latest energy-efficient materials, including insulation, windows, heating and cooling systems, and appliances. Will you get the same in a previously owned home? It’s hit or miss. Many homeowners have made energy-efficient upgrades in recent years to reduce their carbon footprints and save on energy costs—but they’re rarely comprehensive. The exception is if you purchase an existing energy-efficient home built in the last five years or so. Though the technology in a brand new construction home may be more advanced, you can find completely green options if you shop recently-built existing homes.

If mature landscaping is high on your must-have list, an existing home is more likely to fit the bill than a new construction property. Unless you have a wooded lot, new construction homes typically come with baby trees and young landscaping—while the landscaping around existing homes has had more time to grow and mature.

Unless they’re already complete, new construction homes can usually be customized to your specifications. That means your home will be made especially for you, the way you envision it. Doing the same with an existing home requires costly and time-consuming renovations depending on the magnitude of the changes you want to make.

The downside of customizability is decision fatigue. Some buyers prefer a turnkey home to one where they have to make choice after choice until the home is complete. If this is you, look for a new construction property that is nearing completion already so the decisions you have to make are limited.

New Construction vs. Existing Home: Which One is For You?

On February 12th, while sports fans will be rooting for their favorite team to win the Superbowl, savvy homebuyers and sellers should use this occasion to get ahead of the spring homebuying season. Spring might seem far away, but potential buyers and sellers tend to start getting ready now. With just a few simple tips, you can make sure you won’t fumble during this upcoming real estate season, but instead, tackle it with confidence! 

With mortgage rates finally beginning to drop and many listing prices lower than last year’s peak, potential homebuyers are thinking 2023 might be their chance to score their dream home. If you’re a buyer, that means you’ll want to be prepared by getting your paperwork together for a loan preapproval, making that initial connection with a real estate agent, and putting together a list of must-haves.

For sellers, now’s the time to plan the necessary repairs and clean-up tasks you’ll need to ready your home for those listing photos. You should also use this time to draft your real estate “quarterback”—that’s the real estate agent who will be in your huddle to plan the big moves! Just like a football team’s MVP, your real estate agent can mean the difference between a big win (a quick sale above the listing price) and losing big time.  

Buyers should get their finances in order and obtain a loan preapproval (good for 90 days)

Getting preapproved for a home loan, even if you aren’t 100% sure you’re going to purchase a home in the next 90 days, should be the first thing you do if you think homeownership will be in your future.

A loan preapproval will tell you how much home you can realistically afford. At this time the lender will also tell you about any home buyer programs that can reduce your loan expenses or make a more expensive home more affordable. For instance, many first-time home buyers may be eligible for government and community mortgage programs that offer lower interest rates, cash grants for closing costs, forgivable loans for down payments, and other homebuying incentives.

With a preapproval letter on hand, your real estate agent will know exactly what your budget is, and you’ll be able to make an offer as soon as the perfect home hits the market.

What’s the process for getting preapproved for a home loan?

Before you start the preapproval process, you should gather all of your financial information including bank statements, pay stubs, tax returns, and any other documents that will help to demonstrate your ability to repay a loan. If you’re a remote worker and moving to a different city or state, you’ll need a letter from your employer stating that you will continue to remain employed even after your move.

Once you have gathered all of your documentation, begin contacting lenders who can provide preapprovals. You should shop around with different lenders in order to get the best rate and terms available for your specific situation. Trying to get the lowest mortgage rate possible? Check out our tips.

When applying for a preapproval, most lenders will require you to submit an application along with supporting documentation such as income verification and credit reports from all three major bureaus (Experian, TransUnion & Equifax). This allows them to assess your current creditworthiness so they can determine how much they can loan you.

If you’re approved, the lender will issue a formal letter stating that you are approved up to a certain amount for financing on a property purchase or refinance transaction. This is known as a preapproval letter, and it’s valid for 90 days.

Though contemplating finances may not sound like the most exciting thing to do on Superbowl weekend, consider getting that loan preapproval the first week of February so you can scroll home listings with your friends during that Superbowl party before the game begins!

Sellers should start getting their properties ready

Home sellers looking to sell this spring should take a proactive approach to getting a home ready for the market. Since much of this preparation involves decluttering and beautifying, the week before your big Superbowl party is a great time to get started—that way all your friends and neighbors will get to enjoy your festivities while your home is looking its best!

Decluttering and depersonalizing your home can make the property feel larger and more inviting to potential buyers. Use this time to also address any minor repairs such as patching holes and fixing or replacing leaky faucets. Upgrading cabinet hardware is also an inexpensive way to create a more polished look, while putting fresh mulch in your yard is one of the most cost-effective ways to add appeal to your landscaping. A few new plants and shrubs will also add color without breaking the bank.

The Big Game Kicks Off the Spring Homebuying Season

Are you a property owner looking for ways to reduce your annual tax burden? These homeowner tax incentives can help lower your taxable income and result in huge savings when filing. In this article, we’ll discuss the most common homeowner tax incentives that could benefit you this year.

Homeowner tax breaks that’ll save you money:

For homeowners who itemize, the interest paid on your mortgage is usually a pretty hefty tax deduction. This amount depends on when you took out your loan: if it was after Dec. 16, 2017, you can deduct up to $750,000 (or up to $375,000 if married and filing separately); for loans taken out between Oct. 14, 1987, and Dec. 15, 2017, you can deduct up to $1 million ($500,000 if married and filing separately); and for refinanced mortgages, the limit depends on the origination date of your first loan. All interest may be deductible if your loan predates Oct. 14th, 1987.

If you’re within the limit to deduct all your mortgage interest, you may also deduct the discount points you paid when the loan closed. Discount points can lower the mortgage's interest rate and cost 1% of the total mortgage amount. It is important to note that there are other types of fees called "loan origination points" which do not qualify for a deduction—instead, these go toward covering lenders' costs in providing loans.

Your renovation costs—especially medically-necessary improvements

When determining your medical expense deductions, you may include the cost of installing healthcare equipment or other medically-required home improvements that benefit you and your household. However, permanent improvements that increase the value of your home are only partially deductible; the amount must be subtracted from your increased property value. In contrast, many modifications that make a home more accessible (building entrance ramps, wide doorways, railings, and support bars) do not raise a property’s worth and can be fully deducted.

If you’re self-employed and use part of your home regularly and exclusively for business purposes, you may be eligible to deduct home office expenses. The IRS website provides information on how to determine if your space qualifies for a tax deduction as well as worksheets for calculating the amount. You can choose either the "simplified method" or calculate your actual expenses when figuring out the deduction.

You may deduct a maximum of $10,000 ($5,000 if married and filing separately) for the combination of property taxes, state, and local income taxes, or sales taxes when filing your personal income taxes.

What you need to know about multi-family residence deductions

People who purchase and operate rental properties can take advantage of various tax deductions that differ from those available for a primary residence owned by the homeowner. 

Depreciation is a unique tax benefit of rental property. According to the Internal Revenue Service (IRS), residential property has a depreciable lifespan of 27.5 years, while non-residential real estate has a depreciable lifespan of 39 years. This allowance is provided for expected wear and tear or obsolescence when owning the property over time. Furthermore, larger purchases like appliances or furniture may also be depreciated by owners over the item’s lifetime.

Repairs to rental properties are generally deductible on tax returns. This includes fixing a broken banister or replacing a damaged garage door. However, upgrades and improvements such as adding a new shed or remodeling a bathroom are not considered repairs, but they can be depreciated over the useful life of the property. If you provide tenants with rental credits in exchange for performing repairs, this credit can also be deducted as an expense even though it will be considered income.

Expenses related to tenant screening, such as background checks, credit reports, and reference checks are generally deductible. Other costs associated with the upkeep of the property or landlord-paid utilities may also be eligible for deduction. These expenses can include lawn care, painting, appliance maintenance and repairs, carpet cleaning, pest control, and seasonal maintenance (gutter cleanings, tree pruning, snow removal, etc…) as well as your Homeowners' Association dues.

Is it worth the trouble to claim these tax breaks?

For homeowners, tax deductions can amount to thousands of dollars. However, it is only worth itemizing if the sum of all your deductions exceeds the Internal Revenue Service's (IRS) standard deduction for the 2022 tax year. The standard deduction amounts are as follows: $25,900 for married couples filing jointly; $12,950 for single filers and married individuals filing separately; and $19,400 for heads of households.

Are You Missing Out on Homeowner Tax Breaks?

As of mid-January 2023, the rate for a 30-year fixed-rate mortgage is

. Though the rate has dropped since its peak of 7.08% in October 2022, it currently remains at a 14-year high.

Mortgage rates are high right now due to a combination of factors including an increase in inflation expectations and the Federal Reserve's decision to raise short-term interest rates. As interest rates rise, lenders are forced to increase their own mortgage rates to protect their profits.

For many, securing a lower mortgage rate can mean the difference between an affordable monthly housing payment and one that’s out of reach. Fortunately, there are several strategies you can use to reduce your mortgage costs and save money in the long run.

You can secure a mortgage rate buydown by paying points. These are fees paid upfront when taking out a loan in exchange for a reduced interest rate. As an example, if you’re offered a 6% interest rate on a $400,000 mortgage, you could pay $4,000 to lower the rate to 5.75%. Although you’re spending more money initially with this option, you’ll spend less over the life of the loan due to having locked in a lower interest rate.

Mortgage rate buydowns help both buyers and sellers

If you’re a homebuyer, buydowns allow you to save money on the life of the loan so you can enjoy a more affordable monthly payment. 

Are you a seller? Buydowns can be useful to you as well! In a slow market, you can incentivize a sale by offering to cover the cost of mortgage discount points in agreements referred to as seller concessions. Seller concessions can allow for up to nine percent of the purchase price depending on what kind of mortgage and down payment is being used. Your real estate agent will know if this type of arrangement is applicable to your buying or selling situation, so definitely ask about it if you feel it applies to you.

For those with excellent credit scores, each 5% increase in your down payment can yield a decrease of 0.125 percentage points to your interest rate. However, buyers with less-than-stellar credit will not experience any savings until they have made a 20% down payment.

Comparison shopping is a reliable way to lower your mortgage interest rate.

shows nearly half of consumers don’t shop for better rates before taking out a mortgage. That’s unfortunate because if you get at least two different quotes you’ll likely save an average of $1,500 in closing costs and/or interest payments over the life of your loan. Those who obtain more than four quotes typically save $5,000 or more.

When purchasing your first home, a mortgage rate lock is the lender's guarantee to honor a certain interest rate for an agreed-upon fee over a set time frame. By selecting a sooner closing date, home buyers can reduce their mortgage rate.

Generally, mortgage lenders increase their interest rates by 0.125 percentage points for every 15-day increment of a rate lock. The lowest rates are associated with 30-day rate locks and the highest rates with 90-day rate locks. When drafting your purchase offer, select a closing date that falls within 15-day intervals. For example, opt for thirty days instead of thirty-one and forty-five days rather than forty-six to get the most competitive interest rate available.

Access lower interest rates through special home buyer programs

First-time home buyers may be eligible for government and community mortgage programs that offer lower interest rates, cash grants for closing costs, forgivable loans for down payments, and other home-buying incentives. You can explore the various programs on the

(HUD) website. Additionally, there are some federal programs that’ve been proposed to Congress and may be passed into law by the time you’re ready to make your purchase. 

which is a grant program to provide between $20,000-$25,000 in qualifying assistance to certain first-time, first-generation home buyers during the purchase of a home. In addition to providing a reduction of mortgage interest rates, those who qualify can enjoy assistance with down payments, mortgage closing costs, and subsidies for shared equity homes. Sounds great right? Even better, your lender will automatically process the grant at closing, so you don’t have to worry about any additional paperwork.

Low-Income First-Time Homebuyers Act of 2021

(LIFT) provides fixed-rate 20-year mortgages for first-time, first-generation homebuyers whose incomes do not exceed a certain amount. Its purpose is to help homeowners build twice as much equity for nearly the same monthly payment as a standard, 30-year, FHA-insured mortgage. During the pre-approval process with your lender, you’ll be able to find out if you qualify for this benefit.

Other programs are available based on your state or area of residence. Home buyers in low and moderate-income areas may be able to benefit from reduced mortgage rates through HomeReady, a program offered by Fannie Mae, and Home Possible, a Freddie Mac program.

Your real estate agent and lender will have more information on the specifics of what options are most relevant to you, so get that conversation started today so you can prepare all the paperwork necessary to take advantage of the latest legislation.

If you aren't planning to sign a contract in the next month, take this time to focus on boosting your credit score. A 20-point increase in your FICO can lead to better rates. Many home buyers are able to improve their scores with minor changes to their finances and there are online tools like Credit Karma, Credit Sesame, StellarFi that make it easier to raise your score within 30 days. Some strategies for increasing your score include:

Reducing your balance on any credit cards and aim to use less than 30% of your limit on any card. Those with the highest credit scores use less than 7% on any given card.

Asking for higher credit limits. Having a higher limit with the same balance will lower your overall credit utilization ratio, which can help improve your credit score.

Getting help. If you have a relative or friend with a credit card account that has a high credit limit and an excellent history of timely payments, consider asking to be added as an authorized user. "Credit piggybacking" allows you to benefit from someone’s positive payment record without requiring them to let you use their card or give you their account number.

Paying bills on time. If you’re more than 30 days late on a payment, contact your creditor right away. Make the payment as soon as possible and inquire if they will refrain from reporting it to credit bureaus. Each month an overdue payment is reported can damage your credit score.

Noticing errors. Challenging mistakes on your credit report can help you quickly improve your credit score. Each of the three credit reporting bureaus have online portals to make the dispute process easy.

Though many strategies are available for lowering your mortgage rate, it’s wise to discuss your needs with an experienced real estate agent and lender early in the process so they can identify the best options for your financial situation. Additionally, by taking steps to improve your credit score, shop around for lenders offering competitive rates, and looking into options such as rate buydowns, you can increase your chances of getting a better deal on your mortgage. Taking advantage of these tips could save you thousands over the life of your loan.
